A Project Overview

 

  FOR: Rincon Escondido, LLC (RE,LLC)
a proposed 41 lot subdivision of single family detached homes.
 
  OWNER: Rincon Escondido, LLC, located in Huntington Beach, CA
 
  BUILDER: Bonanni Development, General Building Contractors located in
Huntington Beach, CA
 
  LAND DEVELOPER: Cal-Republic Co., General Engineering & Building Contractors located in Del Mar, CA
 
  HISTORY: The project is comprised of two parcels located in the County of San Diego, presently being utilized as a nursery stock growing grounds, and one vacant parcel already within the City of Escondido boundaries.
 
  ANNEXATION: It is the intent of RE,LLC to gain preliminary subdivision planning approval for all three parcels within one map, comprising 20.57 acres, under the supervision of the City of Escondido Planning Department. After that is accomplished, then the project will subsequently submitted to LAFCO, and the County of San Diego, for annexation proceedings to bring the two adjacent parcels into city jurisdiction.
 
  PLANNING: The current lotting study for the subdivision shows 10,000 square foot lots which are allowed by the existing zoning overlays. Each of the lots will have direct access to open space greenbelt areas, which comprises over 31% of the total project acreage. The proposed 41 single family homes will be move up market single family dwellings, with quality architectural detail compatible with the neighborhood and other upscale homes in Escondido. The lots will be large enough for five floor plans offering one story homes, two, three and even a four car garage with ample space for swimming pools, gazebos, and backyard activities.
 
  IMPROVEMENTS: Within the boundaries of the subdivision, the land plan will include an 24,600 SF open space passive park for the use of the residents. Additional open space will be utilized for greenbelt planted areas, flood control, and view corridors to the mountains to the east. Subdivision improvements will consist of city standard streets, sidewalks, street lighting, and under ground utilities including coaxial cable.
 
  PAST PROJECTS IN ESCONDIDO: Rincon Escondido, LLC will be the second single family home project within the City of Escondido that has been built by the Bonanni Development group, with Cal-Republic Co. performing the land development processing for them.

The Glenridge Estates project is located 1.1 miles east of Orange Glen High School on Glenridge Drive. This project is a 18 unit subdivision, with one story single family ranch style homes, situated on 20,000 SF lots. All of the homes were sold readily in 2001 within nine months, and currently show substantial homeowner improvements and pride of ownership.
 
  EXPERIENCE: Bonanni Development is a homebuilding firm with many quality, successful, and varied residential projects to its credit in the greater Orange County area. The firm is closely held, family operated, and has been in the homebuilding business for 16 years, and has successfully completed over 300 units, within 19 projects since 1989
